How does your guaranteed sale program work?
We guarantee to sell your home within 30 days or we will sell it for free. If your home sits on the market for more than 30 days from the time we list it, we will continue to market it aggressively and not charge you a sellers agent commission. How could you sell my home at half percent commission when traditional agents charge 6%?
Old real estate models are getting pushed to the side as new and more innovative ways to do business are taking their place. The truth is, real estate is what we would call a “volume” business. When traditional agents charge 3% listing side commission, we charge only one percent. The more homes a real estate agent sells, the more money they make. Our Licensed and experienced Agent will host open houses on weekends in time windows you provide. To get maximum buyers, LOVI will promote your open houses through all of the digital and other marketing channels like directional open house signs.
What is included in your full-service listing plan?
Our full-service listing plan includes photography, walk – through videography, a home warranty and all the other work from start to closing.
Do you attend enquiry calls and show home for me?
This is full-service listing and our number will be shown on all the advertisements. We answer all the questions and show the property for you.
What is the commission I have to pay to the buyers’ agent?
2.5% commission includes buyer’s agent commission. We take 1% percent and give 1.5% to buyers agent. However, if you or WE find a direct buyer, you don’t have to pay any buyer’s agent commission. All you will pay is 1% commission to us.
What is the difference between Lovi and traditional agents?
With us there is no dual agency and you get the right to sell by the owner. If you or we sell the property to a buyer who is not represented by a real estate agent, you will not pay any buyer agent commission. With a traditional agent, you owe full commission no matter who sells your house (either you or your agent).
